Hurricane Irma Allowed Me To Escape Sterling Mobile Home Park
I lived on Arlene Street for two years, and went out of my way to upgrade my late 1960's mobile home with new paint inside and out, and extensive tropical landscaping. During that time I received many compliments from other residents on the improvements. The good points of Sterling Mobile Home Park: Overall, it was very clean, considering how old the park is and the fact that it has approximately 350 mobile homes. For the most part, residents were polite and friendly. Many are Canadians during the winter season, and then vacate once spring comes on. Lot rental fees were par for the course for Sterling Mobile Home Park. The bad points of Sterling Mobile Home Park: Bring your own lawn mower, unless you're okay paying the park about $250 extra per year to mow your lawn. I chose to mow my own. Now, you would think that mowing the lawns would be factored into the monthly rental fee you pay. It isn't. Management is not very friendly, at least not when I was there up to September of 2017, when a mandatory statewide evacuation was ordered due to Hurricane Irma. That's when I left. There's only ONE crappy supermarket in the area called "Sav-A-Lot". It's total ghetto-style and a real dump. Lots of sleazy customers will be seen there any day of the week. And there's nothing else worth noting. Living there is a last, isolated pocket of relative civility in an otherwise predominantly non-white neighborhood that surrounds the entire complex. Inside the park it's mostly whites - but outside it isn't. So if you like that kind of "diversity" then Sterling is for you. Finally, the worst part: Many nights of the week the ghetto neighborhood on the other side of the chainlink fence has the residents (Hispanics) blasting loud bongo music for hours on end. When I lived there it was necessary to call the cops every single week on these noisemakers, bringing only very temporary relief before it started all over again. Sterling was made aware of this and I was told nothing that happens outside of the park is their business, and that they can do nothing. So if you hate loud thumping music you'll hate living near that chainlink fence. In summary, my initial impression was higher than when I left. And like another review said, you must get all buyers for you mobile home approved, and they reject many. Why? Because YOU are already there paying them their monthly fee, so why risk that? Anyway, fate allowed me to escape because Florida's governor ordered a statewide evacuation in 2017 and so I left. My mobile was partly damaged as a result of Irma, so I sent a certified letter signing over my mobile to the park. Had Irma not happened, I might still be marooned there to this day. I'm glad I escaped and do not recommend Sterling unless you can't afford better.

I'm not here because I want to be here. No one can sell to move on unless you sell through the office. We have had many offers but no one is approved for some odd reason. There is no pool, next to no social activities off season. Very boring, I feel I'm just surviving. Unless you kiss a** you'll never survive or get out. Not many care. There are so many homes that need to be removed from a year ago. RHP homes could care less. DONT COME HERE!!!!

Park is changing
I spent many winters in Sterling but not last winter when they had considerable storm damage. The management varies from time to time and are limited as to what they can do for the residents. Unfortunately they have let a number of fulltime residents in the park and a number of them do not participate with Snowbirds to keep activities going. I enjoyed my time there and you may too.

Positive comments on Sterling
Just moved in to Sterling the end of April. Management does an extensive background check on all residents before they are approved. Occupants can use community yard service or do it yourself. It's true its off Wabash but area is improving. The security gate offers protection at night. Convenient to everything and has a quaint canal running through the front of the property. No pool but also no costs associated with them. Neighbor are respectful and friendly

Sterling MHP low rate park
They dont take care of properties. Anyone can move in here. Terrible water. You have to pay their contract mowers. In very bad area of Lakeland. Buyers beware!
